Financial Management System

One of our most important tasks is to preserve and protect our clients’ capital. To accomplish this, HL Commercial Property Management uses a state of the art management software system. We also maintain hard copies of all leases, invoices, and other significant management documents. All client funds are maintained in a real estate trust account which is subject to strict laws and regulations administered by the California Bureau of Real Estate. 

Records Management System

HL Commercial Property Management’s software system allows us to offer a multitude of specially tailored reports to our clients, including the ability to generate spreadsheets which can be exported to your accountant. With this system we are also able to track all 
income and expenses for your property, manage late rent charges, budget and reconcile NNN/Common Area Charges, and track rent increases and lease expirations.

Leasing Brokerage Services

What We Do For You

In addition to property management services, HL Commercial Property Management offers leasing services for commercial properties through our general brokerage, HL Commercial Real Estate. Our goal is to provide a directed marketing plan that will lease the property in the shortest possible time at the highest possible price. We realize that to do this our first step is to be completely honest with our clients abut the conditions affecting the value of their property. A custom marketing program will start with the design of how the information is to be disseminated to the public and brokerage communities. The plan will be initiated using mailings, internet, websites, proprietary data base directories in both the local and national marketplace, and other resources specific to the property. 

Our leasing team will continue to promote the property during the marketing time generating as much interest in the property as possible. We are constant touch with a wide variety of national, regional, and local tenants.  

Negotiation & Lease Preparation

Once a proposal is received, the leasing agent will negotiate the lease terms, collect financial information to qualify the tenant, and prepare the lease in conjunction with the owner and their other representatives. The owner makes the final determination in the negotiated lease terms. Our company goal is to achieve the best lease for the owner.

HL Commercial Real Estate is familiar in most regionally acceptable lease forms, and can work with owners who use their own property specific lease form.
